After setting up your account, we sync it with our Property Management System (PMS). This sync automatically imports your Airbnb information into the PMS, while for VRBO, we establish a connection using an iCal link. This setup ensures that all your listings are updated across Airbnb and Vacanza Stays, Vrbo edits must be done manually. For VRBO reservations, a quick manual entry process, taking no more than two minutes per reservation, ensures all data is captured in the PMS for easy access by property owners and guests when a reservation is made. Nothing is required from Airbnb or Vacanza Stays to record reservations; they are automatically recorded through API integration. Property owners will also benefit from an Owner Portal via an app, which will centralize management and enhance transparency. This seamless integration means your listings gain more visibility while streamlining your management tasks, all without changing your current workflow on Airbnb and VRBO. The syncing of your Airbnb account is very fast. About 2 minutes per listing, all done automatically through our API integrations.

Payments from online Travel Sites: 

Your payments from Airbnb and VRBO will continue as usual, with no changes to how you receive them. For bookings made through Vacanza Stays, the process is equally straightforward. We handle the collection of payments on our platform and initiate the transfer to you 24 hours after guest check-in. This ensures a smooth and uninterrupted payment flow, allowing you to focus on providing great guest experiences without worrying about payment logistics.

Pricing: iHost Fees: 

At iHost, our innovative fee structure is cleverly designed so that the costs of our premier services are covered by the travelers, not by you, the property manager. When a booking is made, our system automatically adjusts the listing price to include these fees, presenting them as part of the rental income. This seamless process means you gain access to all of our offerings at no direct cost to you. The travelers’ payments are then meticulously itemized on the back end for transparency, ensuring you benefit from our full suite of services without impacting your earnings.

  • Vrbo Bookings: Enjoy a low service fee of just 2%, ensuring your Vrbo listings remain competitive.
    For example, a listing priced at $1,000 per night on Vrbo will be presented to guests at $1,020. The small $20 difference represents our transparent fee, ensuring you receive the full rental amount in the payout. The 2% is due to iHost. Billed weekly for any reservation that has checked out and charged via ACH transfer. An itemized invoice will be provided.
  • Airbnb Bookings: A modest 3% service fee applies, enabling you to leverage the vast Airbnb marketplace efficiently. 1% of that 3% is paid by iHost to SL for the API integration it has with Airbnb, which allows us to pull all pricing and information. This integration is the reason why you don’t have to enter reservations manually. This integration also allows you to change all your pricing in bulk for every listing on Airbnb. The other 2% is a fee that goes to iHost. Billed weekly for any reservation that has checked out and charged via ACH transfer. An itemized invoice will be provided.
  • Vacanza Stays: List your properties on our exclusive platform for FREE, enhancing your visibility without any additional cost to you as a partner. The Vacanza Stays site currently charges the traveler an 8% service fee. This fee is subtracted from your payout for each reservation and paid to Vacanza Stays.

Additionally, we are making the best property management system available today for a flat fee of $25.00 per month for each property, with no setup fee.
